Publishing mission

GIJoeMortgageBro.com publishes practical mortgage education for active-duty service members, Veterans, military families, civilians, and real estate professionals. Content should help readers ask better questions and prepare for a licensed mortgage conversation. It should never disguise an estimate as a guarantee or a marketing claim as a government rule.

Source hierarchy

  1. Primary government sources. VA.gov and the VA Lenders Handbook for VA topics; CFPB, HUD, USDA Rural Development, FHFA, Fannie Mae, and Freddie Mac for applicable civilian mortgage topics.
  2. Official licensing and company sources. NMLS Consumer Access and Loan Factory’s disclosure and state-license pages for identity and licensing.
  3. Program and lender documentation. Used when a claim is lender-specific and clearly labeled as such.
  4. Professional experience. Joseph’s analysis and named frameworks are identified as practitioner guidance, not universal program rules.

Review and update process

Material guides display an author, reviewer, publication or modification date, and direct links to primary sources. Pages should be reviewed after meaningful program changes and at least annually. Time-sensitive figures—such as rates, loan limits, program availability, and funding-fee schedules—should link to the current official source rather than be presented as permanently fixed.
