LES - Leave and Earnings Statement

Your LES is the military pay statement that reports earnings, allowances, deductions, allotments, tax withholding, and leave information. For a mortgage review, it helps document current military income and can reveal details that need explanation. DFAS says the LES is a key source for understanding military pay. Download it from myPay, review it for accuracy, and use the secure portal when Joe requests it.

COE - Certificate of Eligibility

The COE documents that VA records support your eligibility to apply for a VA-backed home loan. It also shows entitlement information. It does not approve a loan: the lender must separately evaluate credit, income, debts, assets, occupancy, property, and the requested terms. You may request a COE through VA.gov, and an approved lender may be able to retrieve it.

Statement of Service

A Statement of Service is generally used to verify service for someone currently serving on active duty or in the Selected Reserve. VA training materials explain that there is no single official format, but an acceptable letter commonly identifies the service member, dates of service and any lost time, and is signed by an authorized unit official. Orders and an LES do not automatically serve the same purpose. Ask your personnel office for the correct letter.

DD Form 214

The DD-214 is a separation record that can document a Veteran's character and dates of service. The correct copy and complete service history may matter when the VA evaluates eligibility. Do not email a DD-214 casually; it contains personal information.

BAH - Basic Allowance for Housing

BAH is a military housing allowance. A lender may consider qualifying allowances when they are properly documented and meet the applicable loan-program and lender rules. The advertised BAH amount should not be treated as your mortgage budget by itself; compare the full payment, utilities, commute, reserves, and other household obligations.

BAS - Basic Allowance for Subsistence

BAS is intended to help offset a service member's meal costs. How an allowance is treated in mortgage underwriting depends on documentation, expected continuance, and applicable rules. Joe reviews the actual LES and loan requirements instead of assuming every allowance is qualifying income.

PCS - Permanent Change of Station

PCS orders can change location, timing, employment documentation, occupancy, commute, and closing logistics. Bring the orders into the conversation early. A strong plan works backward from report dates, travel, household movement, property access, and the time needed for underwriting and closing.

VA Entitlement

Entitlement is the amount of VA guaranty available to support a VA-backed loan. Your COE and VA records control the answer. Full, remaining, tied-up, or restorable entitlement can produce different paths, especially if you still own a home financed with VA or had a prior VA-related loss. Entitlement is not the same as a personal borrowing limit.

VA Funding Fee

The funding fee is a one-time charge that can apply to VA purchase and refinance loans unless the borrower qualifies for an exemption. The amount can depend on loan type, down payment, and whether the benefit has been used before. It can often be financed, but financing it increases the loan balance and interest paid.

Residual Income

Residual income is the money remaining after specified monthly obligations and estimated shelter expenses. VA underwriting uses residual-income guidance alongside the rest of the credit analysis. It is different from a debt-to-income ratio and can help show whether the household has room to absorb ordinary living costs.

MPR - Minimum Property Requirements

MPR refers to VA property standards considered during the VA appraisal. An appraisal is not a substitute for a home inspection. Property condition, access, utilities, safety, repairs, condo eligibility, and other factors can affect whether a home fits the program and lender.

NOV - Notice of Value

The Notice of Value states the VA appraisal value and any applicable requirements or conditions. Value supports the lender's collateral decision; it does not guarantee the loan, replace an inspection, or prove that a home matches your household goals.

IRRRL - Interest Rate Reduction Refinance Loan

An IRRRL is a VA-backed refinance option for an existing VA-backed loan. It is often called a VA streamline refinance, but eligibility, seasoning, recoupment, net-tangible-benefit, occupancy, and lender requirements still apply. Compare the new payment, term, costs, break-even point, and total interest rather than rate alone.
